The process

From exit signal to acquisition brief

Every brief goes through a five-step verification process before it reaches your inbox. Here's exactly how we find owner-operated businesses before they list.

Step by step

How we build an acquisition brief

Every brief is manually researched, scored, and verified through four independent sources.

01

Exit Signal Detection

We scan thousands of owner-operated businesses using Google Maps, state business registries, LinkedIn, and public records — looking for behavioral patterns that indicate an owner is preparing to exit. These signals are invisible to most brokers.

Long tenure (10-50+ years) Asset liquidation Hiring decline Digital apathy No succession plan Generational gap
02

Lead Scoring & Prioritization

Every identified business is scored 1-10 based on the number and strength of exit signals present. Businesses scoring 7 or above are flagged for full brief development. Lower scores are filtered out before they ever reach you.

03

Owner Identity Verification

We manually confirm the owner's real first name and direct contact through California Secretary of State filings, Sacramento County Assessor records, FMCSA SAFER system data, and BBB listings. No generic info@ addresses.

04

Property & Financial Research

For each qualified lead we research property ownership status, deed records, estimated square footage, acreage, and trust or LLC structure. This data tells you not just that a business might be for sale — but what the full asset package looks like.

05

Brief Delivery

You receive a structured acquisition brief with everything you need to make first contact. Average turnaround is 48-72 hours. All briefs are confirmed not listed on BizBuySell or BizQuest at time of delivery.

What we look for

The six exit signals we track

Each signal on its own is interesting. All six together means someone is definitely getting ready to sell.

Long Tenure

Owner-operated for 20, 30, or 50+ years with no identified successor. Retirement is the most common reason for a private sale.

📉

Hiring Decline

Job postings down 40-60% from prior years. Owner is winding down payroll before an exit, not investing in growth.

🌐

Digital Apathy

No website updates in years, no social media, no Google My Business activity. Owner is not trying to attract new customers.

🏗️

Asset Liquidation

Equipment listings, vehicle fleet reductions, or inventory clearance visible via public records or classified listings.

👨‍👧

Generational Gap

No family members or next-generation employees in leadership. Business will need to sell — not transition internally.

🏠

Property Owned

Owner holds the real estate personally or through a family trust. Sale often includes the property — much higher deal value.

Common questions

FAQ

How is this different from BizBuySell?

BizBuySell shows businesses that are already listed — every other broker has access to the same leads. Our briefs are sourced from exit signal detection, not public listings. You reach the owner before they've decided to list, giving you first-mover advantage on the listing.

How accurate is the owner contact information?

Every contact is manually verified through state registries and direct research. We do not include generic info@ or contact@ emails. Our last three campaigns hit 94.6%, 100%, and 100% open rates — only possible with accurate, direct contacts.

What industries do you cover?

We focus on owner-operated businesses across manufacturing, logistics, professional services, commercial real estate tenants, and local service businesses. We specifically target businesses with $500K-$20M in revenue and real estate ownership where applicable.

What cities and markets do you serve?

We currently operate across California and major Texas markets. We can pull briefs for any city or metro area within 48-72 hours. Geographic exclusivity is available on the Broker Partner plan.

Can I get a sample before committing to a plan?

Yes. Contact us and we'll send a sample brief for your target market at no cost. No call required — just reply to our email with your city and preferred industry.
